Market overview
Buenos Aires buyer guide
Buenos Aires is the first market most North American buyers should understand. It has the largest inventory, the most comparable sales data, and the easiest path to professional management. Palermo, Recoleta, Belgrano, Puerto Madero, San Telmo, and Colegiales each attract a different mix of lifestyle buyers, renters, and long-stay expats.

Market notes
Zonaprop's public CABA index reported an average apartment asking price of USD 2,476 per square meter in August 2026, from about USD 1,056 in Villa Lugano to USD 6,148 in Puerto Madero.
Many sellers quote in USD, but local taxes, registry values, utilities, and rental reporting can still be peso-based.
Older buildings can offer character and location, but due diligence should inspect title, building expenses, reserve funds, renovation permits, and elevator or facade obligations.
Submarkets to compare
Use these areas as a starting list, then narrow by building quality, access, local rules, and your intended use.
Review title, co-ownership rules, expensas, debt certificates, building fund obligations, and renovation documentation.
For rental strategy, verify CABA tourist rental registration, building restrictions, and tax/invoicing obligations.
Confirm current tax, registry, and closing-cost estimates before signing.
Use an escribano and independent local advice for legal, tax, and immigration questions.
Buenos Aires neighborhoods for foreign buyers
Most foreign buyers shortlist five areas. Prices are Zonaprop asking-price averages for August 2026 where published; the Buenos Aires market report has more.
The citywide average was USD 2,476 per m² in August 2026, up 1.1% since January and about 11.5% below the historical peak. Average asking prices by size: a studio of about 40 m² around USD 110,000, a one-bedroom of about 50 m² around USD 131,000, and a two-bedroom of about 70 m² around USD 180,000. Add roughly 6% to 10% for closing costs if you use a broker.
Renting out in Buenos Aires
Since the 2023 deregulation, landlord and tenant agree freely on currency, term, and adjustments, and long-term supply has returned to the market. Short-term rentals must be registered in the city's temporary tourist rental registry, and many buildings restrict them, so check the building regulations first. Rent paid to owners living abroad is normally subject to about 21% withholding. See renting out property as a foreigner.
Buying process in the city
Buenos Aires city is outside the border security zone and all its property is urban, so the rural land law never applies. The process is the standard one: CUIT tax ID, offer and reservation, escribano title study, deed, and registration. Stamp tax is 2.7% or 3.5%, usually split with the seller. See the foreign buyer guide.
