Argentina real estate FAQ
Short, cautious answers for US, Canadian, and English-speaking foreign buyers researching Argentina property.
Can foreigners buy property in Argentina?
Yes, foreigners can generally buy urban real estate in Argentina, including apartments and houses. Argentina's Constitution recognizes foreigners' civil rights to possess, buy, and sell real property. Rural land, border security zones, tax ID requirements, and local registrations still need deal-specific review. The foreign buyer guide walks through the full process.
Can Americans buy property in Buenos Aires?
Yes, Americans can generally buy Buenos Aires apartments and houses without residency (full answer for US buyers). The safer process is to verify identity and tax ID requirements, appoint the right local support, and have an escribano review title, debts, and closing documents before funds are released.
Do foreigners need residency to buy property in Argentina?
Buying property and obtaining residency are separate issues. Property ownership can support a broader personal file, but it does not automatically grant residency. Argentina's rentista route and other immigration categories have their own requirements through Migraciones. See does buying property in Argentina grant residency?.
Are Argentine properties priced in US dollars?
Many urban and premium properties are marketed in USD, especially in Buenos Aires, Mendoza, and Patagonia. Buyers should still confirm the settlement method, exchange-rate handling, escritura value, and peso-based tax or reporting obligations. See Argentina real estate prices in USD.
What does an escribano do?
The escribano is the civil-law notary who prepares and authorizes the deed, checks title and registry certificates, coordinates required documents, and registers the transfer. Buyers should still use independent legal, tax, and buyer-side advice when appropriate. Typical fees are covered in taxes and closing costs.
Can foreigners buy ranches or rural land in Argentina?
Yes, within limits. Since a Supreme Court order of October 9, 2026, the Rural Land Law (Ley 26.737) applies again: a foreign buyer needs a rural land certificate and must fit within national quotas. The status may change again, so confirm it when you sign. Border-zone rules still require prior approval near the borders and the coast. See Can foreigners buy land in Argentina?.
Can I rent out my property in Argentina?
Yes. Since December 2023 landlord and tenant agree freely on currency, term, and adjustments. Short-term rentals in Buenos Aires must be registered with the city, and rent paid to owners living abroad is normally subject to about 21% withholding. See renting out property as a foreigner.
What tax ID does a foreigner need to buy property in Argentina?
A CUIT. Since March 2, 2026 the CDI is no longer issued to individual foreign buyers. If you are abroad, a local representative can apply for you with a power of attorney.
How much are closing costs in Argentina?
In Buenos Aires city a buyer using a broker typically pays about 6% to 10% of the price on top. Try the closing cost calculator for other provinces.
Can I buy property in Argentina without travelling there?
Yes, through a power of attorney signed before a notary at home, apostilled, and translated, which a representative uses to get your CUIT and sign the deed.
Are the listings on this site active properties?
One listing is a real, owner-supplied property: the Rama Caída irrigated estate in San Rafael, Mendoza. The other listings are demo examples that show the type of inventory and buyer analysis the site is designed to support, and they are clearly marked as illustrative.
